We are seeking an experienced, collaborative, and highly motivated senior facilities and construction professional with a demonstrated focus in building and operating buildings as outstanding workplaces and delivering high quality results at the best value to join our team and oversee the construction, management and operation of all Apple corporate and R&D facilities in EMEA.Description DescriptionThe EMEA Facilities Director will be overseeing a team of seasoned professionals throughout the region who have direct site responsibilities in different geographies, including over four million square feet of space with portfolio growth underway. The EMEA Facilities Director will have leadership of and accountability for all facilities construction and operations activities within EMEA, including: Providing industry leading project management support and facilities services across the region to meet the ever-changing needs of our diverse space users. Managing multiple, often complex facility initiatives and programs; constantly advising and driving improvement changes in RE&D services across the region; shaping and ensuring adherence to established global protocols, tools & processes. Capital and operating expense planning and budget management. Hands-on provisioning of comprehensive IFM soft & hard services; ensuring vendors’ compliance with agreed SLAs and KPIs, as well as Apple policies. Partnering with Apple business units, other RE&D leaders and teams, and internal/external vendors/partners. Leading or participating in cross-functional strategy presentations to internal customers and senior leadership. Ensuring strict compliance with all applicable regulations. Relentlessly following up with Apple customers on site services delivery tracking, issues/risks and results.Minimum Qualifications Minimum Qualifications

  • 15+ years of multi-national experience with a focus in construction, building engineering, and facility/project management
  • Experience managing a full-scale integrated construction management and facility management team tasked with delivering exceptional results in a fiscally responsible manner;
  • Deep expertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to construct, maintain and improve a large real estate portfolio. This includes mechanical, electrical, plumbing, controls, fire-alarm, janitorial, landscaping, flooring, lighting, furniture, warehousing, pest control, interior plants, and call-center services, as well as knowledge of the technical aspects of commercial leases
  • Extensive knowledge of and experience with the upkeep and function of buildings, building systems, machinery, landscape, and quality improvement projects
  • Capability to diagnose, manage and resolve maintenance issues quickly and efficiently, including experience prioritizing and assigning repairs
  • Capital and operating expense planning skills; strong resource management abilities, including balancing end user requirements with constantly changing fiscal requirements and personnel resources/constraints
  • Demonstrated ability to create, critique, and oversee preventative and scheduled maintenance programs
  • Experience building and maintaining relationships with facility operation, maintenance & services companies, utility companies, government agencies, architectural & design firms, and general contracting firms
  • Excellent leadership, communication, and supervisory skills, including experience working with all levels of an organization and ability to manage customer service issues involving employees in a professional and positive manner
  • Ability to travel across the region at least 25% of the time
  • Excellent verbal and written English

  • Bachelor’s Degree in Mechanical, Electrical, Industrial, or Building Construction Management preferred.
  • Exceptional experience in detail-oriented, high-quality construction and project management of both complex research & development and office spaces

  • Self-starter, highly motivated to succeed and provide best-in-class IFM services with demonstrated ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value
  • Demonstrated experience with conservation and sustainable building maintenance practices
  • Demonstrated success in employee development and mentoring including fostering collaboration, continuous performance feedback and motivating the team to develop and apply tools for more efficient operations and improved customer service
  • Ability to evangelize, communicate and collaborate well at all levels; demonstrated ability to bring cross-functional teams together within and outside the Real Estate & Development function, including Security, IS&T, Finance, Corporate Communications, and Procurement to ensure standard methodologies and continual process improvement;
  • Inspirational leader that has demonstrated experience with both identifying and mentoring/growing key talent and vendor partners
  • Strong reporting and executive communications skills, both written and verbal; strong problem-solving and negotiations skills
