A fantastic opportunity has arisen for a Block Manager to join an extremely well respected property management company based at their office in Stourbridge. My clients have a lovely team and excellent reputation and are looking for an experienced Block Management candidate who wants to work as part of a quality independent agent.Block Manager – Package

• £26,000 – £30,000

Block Manager – Duties

• Assisting with effective management of the residential block management portfolio
• Be the main point of contact for leaseholders, freeholders and residents
• Deal with all aspects of the portfolio assigned, including site visits and any repairs
• Ensure company hits service agreement levels
• Maximise property assets for freeholders and leaseholder
• Assist with the service charge collection
• Assisting with managed property repairs and maintenance enquiries – ensuring satisfactory completion of works and liaising with contractors, utility companies, landlord clients and tenants.
• Assisting with periodic property inspections and reporting thereon.
• Assisting with the evaluation and amendments of budgets and accounts.
• To maintain/update the Property Management software and to produce reports.
• To diarise cyclical maintenance and management of their deadlines.
• To manage keys and raise work orders to instruct contractors for minor works, taking the budget into consideration
• To contribute to Focus Meetings

Block Manager – Experience Needed

• Previous Block Management or Property Management experience of 1 – 2 years is essential
• You will be a strong communicator with excellent inter-personal skills
• Able to prioritise workload and manage own time effectively
• You will have solid IT skills and be technology savvy
